We're Trove, a land-sourcing platform for UK property developers, built entirely on accurate, open public data.
Finding a site was never the hard part. Working out whether it's worth pursuing is: planning history, constraints, ownership, how the local council actually behaves. That's weeks of diligence, and most smaller developers don't have a research team to do it. So Trove does that pass before you ever drive out to a site.
Open a plot and you get:
- An explainable score: how developable, permittable, valuable and acquirable it is, with the working shown.
- The planning risk read back in plain English, sorted into blocker, cost, delay or manageable, not just data on a map.
- Routes to value a map can't see: Class Q barn conversions, Class MA, grey belt.
- Who owns it, traced from public records, and a drafted approach letter ready to post.
It's built for the developer doing three deals a year, not three hundred, and we're rolling it out county by county across the UK, Yorkshire first.
