Hi Product Hunt 👋 I signed a lease last year that let the landlord enter with no notice and made me pay for any repair under $500. I'd read the whole thing. I just didn't register what those clauses actually meant until something broke. Plain Terms is what I wanted that day. You paste a contract — or attach a PDF or DOCX — and it gives you four things: The short version: what this document does, in two sentences Key terms: rent, deposit, term, notice periods, fees Clauses worth a closer look: flagged High / Medium / Note, with what it says and why it matters Questions to ask: specific to your document, before you sign You can also tell it whose side to explain from and which jurisdiction applies, so it can point out terms that are unusual or possibly unenforceable where you live. Two deliberate design choices: It's one HTML file. No install, no unzip, no account. It opens on a phone, a Chromebook, anything. Buy it once and it keeps working. It runs on your own API key — Claude, OpenAI, Gemini, DeepSeek or Grok. That means no subscription and no middleman: you pay your provider a fraction of a cent per document instead of $29/month to me. It also means there's a two-minute setup step, which I'd rather be upfront about than hide. There's a live example on the site with a full analysis of a sample lease, so you can judge the output before deciding anything. To be clear about what it isn't: this is not legal advice and not a lawyer. It explains documents and tells you what to ask. For anything with real stakes, get a professional to look.
