I built Shep Flat Rate because I kept seeing the same story play out — buyers and sellers paying tens of thousands in commissions while getting passed off to junior agents who never even met the broker. As a licensed broker myself, I knew there had to be a better way. The traditional 5–6% commission model made sense when agents controlled the information — but today's buyers find homes online, do their own research, and know what they want. What they still need is expert negotiation and guidance through one of the biggest financial decisions of their lives. That's what a broker does. That's what I do — personally, on every deal. The flat fee model was the natural answer. It's transparent, it's fair, and it aligns my incentives with the client's: get the best deal possible, not the highest commission. Buyers walk away with substantial rebates. Sellers keep the equity they built. No hidden fees, no long-term contracts. What surprised me most while building this was how many people didn't believe it was real at first. "What's the catch?" There isn't one — it's just a more honest way to do real estate.
