G'day. I'm Morgan — the maker.
I built Report Decoded because I'd read about 6 building inspection
reports as an investor and was getting frustrated. Every report is
60-120 pages, full of liability-hedging language, and tells you
nothing about (a) which defects actually matter, (b) how much to
push back on the contract price, or (c) which trade you call.
So I built the thing that tells you all three in under 2 minutes.
A few details for the PH crowd:
→ Australian-only — purpose-built for AS4349.1 inspections, AU
repair cost benchmarks, state-specific rental compliance (VIC /
NSW / QLD), and Australian trade vocabulary. International expansion
is later.
→ Every defect cites the inspector's PDF page. No hallucinations.
If we can't anchor a claim, we don't make it.
→ 29-trade taxonomy. Stair compliance defects route to a stair
specialist. Slab-edge issues to a concreter. Mortar defects to a
bricklayer. Not generic "find a builder".
→ Buyer's agents get white-label PDFs — branded with their logo
