I bought a new-construction strata home in BC in 2024 and joined the council in 2025. Our records lived in a legacy application offered by the property manager, spreadsheets, Drive folders, and old emails from the property manager. A simple owner question like “When did we approve the landscaping contract?” meant hours of digging.
I moved our records into an AI tool, tested the idea at the ProductBC hackathon in April 2026, and built NitiCodeAI.
Who it’s for: volunteer strata councils in BC who want owners to see how decisions get made.
Who pays: the strata corporation. The council subscribes on its behalf, and the price is set per door, so a 40-unit building pays for 40 doors. A 14-day trial comes first, and pilot buildings get early-bird pricing.
Today it does:
Answers questions from your building’s records and BC strata law, with citations
Tracks motions from agenda to recorded decision
Tracks risks and incidents, plus vendor tenders
Gives each person access based on their role
Feedback I’m after:
If you’ve been on a strata, condo or HOA board, what record could you never find?
Is the assistant’s citation enough for you to act on its answer? If not, what’s missing?
Does per-door pricing make sense for your building, or would you rather pay a flat rate?

NitiCodeAI was hunted by Bhavesh Ratanpal. A “hunter” on Product Hunt is the community member who submits a product to the platform — uploading the images, the link, and tagging the makers behind it. Hunters typically write the first comment explaining why a product is worth attention, and their followers are notified the moment they post.
