Mainaro has two parts:
• Free location analysis — transparent scoring for every German municipality, built on official data (land values/BORIS, Destatis, labour market, OSM). Every point is traceable to its source, no black box.
• Portfolio manager — after-tax cashflow per property, loan & refinancing history, DSCR stress-test, exit simulation and speculation-period tracking. AI extracts values from your purchase, loan and rental contracts; you confirm, the engine does the math.
