Hi PH 👋 I'm the maker of Helocator.
I kept running into the same problem helping family think about tapping home equity: every
"calculator" online buries the actual math behind a lead form that sells your phone number to
lenders. So I built the opposite — a set of HELOC / home equity / cash-out refinance calculators
that are free, instant, and collect zero personal info. The numbers you type never leave your browser.
A few things I tried to get right:
- **The two-phase HELOC payment** (interest-only draw → principal+interest repayment) that catches
people off guard — you can see the payment jump.
- **A version for every US state**, pre-filled with that state's typical home value (real Zillow
data) so you start from a realistic local number.
- **Plain-English guides** (how a HELOC works, what CLTV means) instead of SEO filler.
It's deliberately not financial advice and I don't sell leads — just the math, transparently.
