Every French rental tool starts with a form. Bailin starts with the lease you already signed: drop the PDF and it reads out the property, tenant, rent, charges and schedule itself. Connect your bank and it runs: payments matched, receipts sent, unpaid rent escalated, rent indexed to the INSEE index, charges reconciled yearly. What sets it apart is what it refuses to do — it never issues a receipt it isn't sure of, and says "I don't know" instead of guessing. Free for one property, forever.
Hi Product Hunt 👋
I'm Jean, and I built Bailin because French rental law turns a single apartment into a part-time job.
If you rent out a flat in France, you owe your tenant a receipt every month. You index the rent to a quarterly INSEE index. You reconcile charges once a year, with a formal letter. You watch an energy rating that can make your flat illegal to rent. Miss one of these and it's your problem, not your tenant's.
Existing tools help you *do* that work faster. I wanted a tool that does it instead of me.
So Bailin starts from the one document every landlord already has: the lease. You drop the PDF, and the software reads out the property, the tenant, the rent, the charges and the payment schedule — no forms. You connect your bank account through an ACPR-licensed provider, and from there rent payments get matched, receipts go out, unpaid rent triggers reminders, and the rent indexes itself.
What surprised me while building it: the hard part was never the automation. It was deciding when the software should refuse to act. A receipt issued for a payment that never arrived is worse than no receipt at all. So Bailin says "I don't know" instead of guessing — and that turned out to be the real product.
Free for one property, no time limit, no card.
I'd genuinely like to hear what breaks for you. 🙏

Who hunted Bailin?
Bailin was hunted by Jean Deblecker. A “hunter” on Product Hunt is the community member who submits a product to the platform — uploading the images, the link, and tagging the makers behind it.
