Hi Product Hunt,
I'm Paul, 18, and I built Spacement with my two co-founders, Emil and Fabian, over the last months.
The idea came from something unglamorous. A solar company I spoke to spends most of its working hours not installing solar, but looking for roofs. Cold calls to property managers, forwarded three times, then a no. Meanwhile the owner of a 2,000 m² warehouse roof has no idea that anyone would pay to use it.
Same pattern everywhere. EV charging operators looking for parking spots. Vending operators looking for lobbies. Advertisers looking for facades. Everyone is hunting for the same thing and there is no place to look.
So Spacement is a directory, not a broker. Owners list their space for free. Operators pay a flat monthly subscription to see who owns what and get in touch. We take zero commission on whatever they agree on afterwards and we stay out of the contract completely. That was deliberate: a percentage cut on a 10 year lease is bad for both sides, and it keeps us clear of German brokerage licensing.
Stack: Next.js 15, TypeScript, Prisma and Postgres, Mapbox, Stripe, Capacitor for the mobile apps. Most of it written with Claude Code sitting next to me.
Two things I would really like feedback on:
1. Subscription vs. commission. For a marketplace this asymmetric (owner lists once, operator searches constantly), does charging only one side hold up long term?
2. The supply side. Hosts list for free, but they still have to believe the demand exists before they upload anything. If you own or manage commercial property, what would you need to see on the landing page to spend two minutes on it?
