Built this after spending way too long trying to work out whether a property in Brisbane actually made sense for my situation. Every calculator I found gave me the same generic numbers regardless of my income, deposit, or what state I was buying in.
The one that annoyed me most: negative gearing. Every tool I tried used a flat 30% tax rate. If you earn over $135k your real marginal rate is 39-47%, so the actual tax saving on the same property can be $1,500-2,000/year higher than what most calculators show. That's the difference between a deal working and not working.
So I built PropPulse to run the actual numbers.
