Hi I built ARVnote, it turns any US address into a comp report with an ARV in less than a couple of minutes.
I built it because pulling comps by hand is the slowest part of underwriting and the part you end up least sure about. You scroll Zillow deciding which sales count, average a few of them, and the number you walk into a negotiation with has nothing behind it.
So the AI does the picking. It searches recent sales, ranks the six best comps on proximity, size, recency and condition, then adjusts each one for square footage, lot size, beds, baths, garage and pool the way an appraiser would. Every adjustment is on the page instead of folded into one number, and you get an ARV, a confidence score, and the reasoning for both.
The deal math sits next to the comps rather than in a separate spreadsheet: wholesale MAO, flip projections, BRRRR, and an AI repair estimator you can actually talk to.
btw: it works in Texas and the other non-disclosure states, where the county never publishes sale prices. It tells you when it is working from market estimates instead of quietly presenting a guess as a sold price.
